There are 3 bedrooms upstairs with His&Her closets in the MBR and one bedroom in the partially finished basement. The basement just needs the suspended ceiling, baseboards, and interior doors (bedroom and laundry room) to be finished. The rest of the house needs nothing. Its a pleasure to live in and easy to maintain.

Property-160 acres(1/2 mile x 1/2 mile)
25 acres in hay-SW corner (over 100 round bales/year)
30 acres old hay field-NE corner
3 acre yard site-NW corner
Remainder mature forest (Poplar,Spruce,Tamarack,Birch)

Rare find of 160 beautiful acres! Private setting only an hour from the city. Abundant wildlife on your own private sanctuary. There are more species of birds than I can keep track of including hummingbirds, great grey owls, sandhill cranes, and bald eagles nesting on the property and in the surrounding area. This property is perfect for horses, a hobby farm or just a quiet place to live.

The RM has dug drainage ditches along the entire north side of the property and along the east side of the 25 acre field for excellent drainage. These ditches are maintained by the RM as well at no cost. There was a U-cut firewood business on the property about 6 years ago and could be started up again with little effort. There is an estimated (by Manitoba Conservation) 1300+ cords currently standing on the property with a strong local demand for the product.

The yardsite has an older single garage that is used as a workshop/pet house and has an 800 sq ft chainlink dog run off the back of it with an entrance to a large dog house built inside the garage. There is also a single carport structure. There is a large garden in the backyard big enough for high volume gardening (farmers markets, etc.). The huge front yard is great for playing in and is quite possibly the best Bocce Ball yard ever. There is a good sized flower garden at the NW corner of the house. The entire south edge of the yardsite is full of Wild Roses that fill the yard with wonderful scents in the spring and summer.

There is a second private yardsite (no buildings, just leveled site) on the property on the SW with potential for subdivision or rental.

Even with the incredible amount and diversity of wildlife, we never have any in the actual yardsite because of the two dogs. These dogs keep everything away from the house and garbage and they are available to be left at the property for the new owners. This is their home and they are so friendly they really don't care who feeds them, they are happy to see everyone. One is a neutered male 1/2 Newfie, 1/2 Black Lab. He is a great big black teddybear (over 100lbs) who loves everyone especially kids. We haven't had a bear or raccoon or anything in the garbage since we got him 5 years ago from the Humane Society as a puppy. He is the perfect guard dog for keeping wild animals from becoming pests. The other is a medium size 1/2 border collie, 1/2 black lab (they are both the same jet black colour, they even have the same white patch on the chest). She is 3 yrs old and is a great companion for the big boy and she is very obedient and smart. She learns fast and it seems that she even tries to anticipate commands. She is very friendly and always wants attention. They never make a mess in the yard. They go into the bush to do their business - nothing to clean up ever! No matter how I feel about the dogs, I think it would be best to offer them to the new owners. They are very low maintenance and never come in the house even in winter. They have a nice cozy dog house they cuddle up in and the cats join them. There is a family of cats that I let live on the property and in the garage. There hasn't been a rodent seen anywhere but in a cats mouth on this property since they got here 6 years ago. They come and go as they please and only hang around because I put a chicken carcass or scraps out for them on a regular basis. As they say, you don't own cats - they own you.

I also have a 1996 ford F250 4x4 that is my yard truck. There is a Snowbear plow for the front of it that is very convenient for easy clearing of the driveway in winter. There is a complete parts truck of the same model and year with it as well. I may be willing to include both vehicles in the sale for the right offer. There is a semi trailer on the yard that is not included in the sale.
